Golden Visa published price threshold

This checks a price against one published number. It is not an eligibility determination — actual eligibility is set by the General Directorate of Residency and Foreigners Affairs and the bank, not by this page.

The UAE Golden Visa real estate route has carried an AED 2,000,000 minimum property value. Mortgage cases carry extra bank and immigration conditions that change from time to time — confirm the current rule with a registered agent before relying on this.

Plain-English glossary

Off-plan
A property bought before it is built, paid for in instalments up to and after handover.
Ready property
A property that is already built and can be paid for in one sum or by mortgage.
Handover
The date the developer hands the finished property to the buyer.
Registration fee
A one-off fee paid to the land authority to register the property in the buyer's name. It is 4% of the price in Dubai and 2% in Abu Dhabi, unless a developer waives it.
Service charge
A yearly fee paid to maintain the building, charged per square foot and billed for as long as the property is owned.
Rental yield
The yearly rent divided by the purchase price, shown as a percentage.
Golden Visa
A long-term UAE residency granted to a property buyer who meets a minimum investment value.
RERA
The Real Estate Regulatory Agency, the Dubai body that licenses brokers and registers property advertisements.
